How do I buy a home in another country?
This could be quite complicated! Having a realtor here at home in Canada that knows all the ins and outs of the community, what it is like to live there, what costs to expect and have a trusted source of information that represents your interest is more than half the battle.
Is there a pre-approval process that I need to do before reaching out?
Yes! Unless you are buying in cash it is highly recommended that you get pre-approved for your mortgage financing. Contact the mortgage professionals listed here on this site. They can help you get your financing organized quickly when purchasing a property in The Bahamas.
How easy is it to travel to and from the Bahamas?
From Canada it is relatively easy to travel to Grand Bahama and Shoreline. There are multiple direct flights with a variety of airlines to Nassau. From Nassau it is a short 20 minute flight with one of the Bahama Island hoppers to arrive at Freeport Airport. Freeport Airport is 14 km from Shoreline making Shoreline an accessible and easy trip to and from the airport. Taxis are readily available at the airport.
How will purchasing a property affect my taxation at home or wherever I have permanent residency?
Owning a home in Grand Bahama will not affect your taxation at home. In case the Bahamas home is sold or inherited, there are no capital gains taxes or inheritance taxes in Grand Bahama. As with residing anywhere else but Canada, the Canadian residency rules apply. To maintain Canadian residency, you will have to reside in Canada a minimum of 180 days each annum. If you choose to revoke Canadian residency and decide to take up residency in the Bahamas, there is no income tax, corporate tax, realty tax, capital gains tax or inheritance tax in the Bahamas. Proper tax advice should be attained from a professional tax advisor.
How do I legally protect myself in the transfer of title?
The Bahamas legal system is based on the English Common Law Tradition. Much like what we are used to in most of Canada. In case of a real property transaction, much like in Canada, the title of a property is searched by your legal counsel and once cleared, and the transaction closes, proper title is registered in your name very similar to what we are used to in Canada as the same principles apply.
What restrictions are there?
There are no restrictions to foreign buyers looking to purchase within The Bahamas. Foreign buyers have the same rights as Bahamian citizens. These benefits also include the right to purchase beach front land, permanent residency status and no taxes.
Must I become a resident to own property? What incentives are in place for foreign investment?
There is no requirement to become a Bahamian resident to own property in the Bahamas. If however there is a desire for a purchaser to become a Bahamian resident, the Bahamian Government authorities provide incentives and fast tracking to realize this.
What tax implications are associated with purchasing in Grand Bahamas. Will I have to pay Land Transfer Tax or HST?
This is some guidance on various taxation on real estate transactions please note though that Freeport has an exemption on realty taxes. This means there are no property taxes levied at Shoreline. The indicated taxes are valid on the day of publishing the website and cannot be relied upon. Appropriate tax advise should be attained.

GOVERNMENT TAXES ON PROPERTY CONVEYANCES

Value Added Tax is shared equally between the buyer and the seller.

  • 5% Value Added Tax (VAT) applicable on all property transactions valued at $100,000 or less.
  • 4% Value Added Tax (VAT) applicable on all property transactions valued at more than $100,000 but less than $300,000.
  • 6% Value Added Tax (VAT) applicable on all property transactions valued at more than $300,000 but less than $500,000.
  • 8% Value Added Tax (VAT) applicable on all property transactions valued at more than $500,000 but less than $700,000.
  • 9% Value Added Tax (VAT) applicable on all property transactions valued at more than $700,000 but less than $1,000,000.
  • 10% Value Added Tax (VAT) applicable on all property transactions valued at more than $1,000,000.
Can I buy a home with Canadian funds?
All fees associated to purchasing a home within Shoreline will be in the BSD (Bahamian Dollar). The BSD is linked to the USD, so in calculating the CDN equivalent value, use the USD as your benchmark.
Are there monthly fees associated with these properties?

As of September 1st, 2022, the annual fees are $10,400. These fees are collected quarterly, starting on the 1st of January each year. An update on the current amount of these fees can be obtained by emailing info@shorelinebahamas.com.

Do I have to be physically present to purchase a property in Grand Bahamas?
No, you do not have to be physical present to purchase a home in the Grand Bahamas. In particular using our Canadian broker Kyle Veevers as featured on this website, physical presence is not needed and all legal and realty transactions can be coordinated virtually.
If I buy at Shoreline, can I use it as an Airbnb?
The minimum rental period at Shoreline is 3 months. Any use of an Airbnb will need to exceed this minimum stay period.
